23 Victoria Road, Clifton: The August Construction Update

At 23 Victoria Road in Clifton, the bulk excavation and lateral support phase is complete. Concrete for the structural foundations is now starting.

It is worth pausing on what that sentence contains. Everything done on this site until now, months of it, has been preparation. The excavation removed what the building could not stand on. The lateral support, the anchored walls that hold the Clifton hillside in place, secured what remains. Both were essential, and both were temporary in spirit: work done so that other work could begin.

The foundation concrete is different. It is the building's first permanent act. The first pour is the first work on this site that will still be here in a hundred years, and it is the one part of the building whose quality must eventually be taken on faith. Once the structure rises, the foundations disappear from view for the life of the building. No owner will ever inspect them. Which is exactly why we document them now, while they can still be seen.

There is also a quieter milestone inside this one. Completing the lateral support phase on a slope like this is exacting work. The retaining structure at 23 Victoria Road does not simply hold back earth; it establishes the fixed geometry against which the entire building will be set out. With that complete and signed off, the site moves from working against the hillside to building with it.

From here, the rhythm changes. Foundations, then structure, and a form rising where for months there was only ground. Progress becomes visible, and we will show it, month by month.
